Whilst purchasing property in Manchester city centre might be a little more expensive than other areas of Greater Manchester, it’s still a lot more affordable than it would be to buy the equivalent property in London or the South East.
Affordable housing is available in the more suburban areas of the city, although, depending on your budget, some fantastic deals can be found in Manchester city centre.
The city also has a much more affordable cost of living. Whilst some parts of the city centre can be more expensive than suburban Manchester, the cost of living is generally a lot cheaper than it would be in London, allowing your hard-earned money to go further.
Annual rents for the population are on average 50.29% cheaper than in London, with the general cost of living in Manchester being 13.45% cheaper than the capital, showing a vast difference between the two major cities.
Excellent Transport Links
Manchester is conveniently close to several other major urban areas, including Liverpool, Sheffield and Leeds, and features an excellent transport infrastructure for getting out and about.
The Liverpool-Manchester-Sheffield-Leeds corridor means commuters can effectively travel between these cities in a quick and effortless manner, with the HS2 train line being planned for the city centre in the near future.

Media City was opened fairly recently in the Salford Quays area of Greater Manchester as part of a regeneration project for Manchester Docks. Media City hosts the headquarters for many of the British media giants, including the BBC and ITV, with many Channel 4 shows also filmed at Dock10 studios.

Rising House Prices
The average house price in the city over the last year was £286,937. The most common form of property sold was semi-detached houses, which sold for a higher average price of £307,146 – terraced houses tend to go for a slightly cheaper price.
The statistics show that, overall, Manchester has seen a year-on-year growth in house prices, with the average property price rising by 2% over the last year. Since 2019, average house prices have risen by an astounding 24%, from £231,863 all the way up to the current standard of £286,937.
Flats tend to sell for a lower price point on the property market, although this means they're perfect for renting out to tenants - Manchester city centre apartments are likely to have a higher rental yield than those based further afield.
High Rental Demand to Accommodate Manchester’s Busy Student Population
As we’ve already seen above, business is booming in Manchester, with many people now flocking to the city from London, creating a greater demand for property.
Recent research by Urbanbubble points to a shortage of property supply in Manchester causing rents to soar.
Developers started building over 5,545 new homes in 2022, the most in the city for a decade, but upward pressure on rents caused by a lack of available stock continues. On average, rents in Manchester, Salford and Trafford have increased by 20% over the last year.


Among those flocking to the city is the bustling student population – in fact, one of the largest in the UK. The student population is a major demographic contributing to why Manchester’s buy-to-let property market is soaring.
